Hidden mold found behind paint in Atlanta
Another situation where a buyer purchased a foreclosure and could smell mold in the basement. It only took our certified mold sniffing dog 20 minutes to detect the problem throughout the basement. It appears that kilz paint was used to cover the walls and to hide any moisture in the sheetrock. The good news was that the baseboard was replaced making the visual inspection more difficult.
You can fool the eye but not the nose, our K9 finds spores in wall, floors, cabinets and HVAC ducts. The fee might be a little more when ordering a hone inspection but the time and knowledge knowing at the end of the inspection if you have mold or nit is priceless.
Mold in foreclosures
Latest news on Atlanta TV is about mold hidden in foreclosures, we have been preaching this for three years now. We a the ONLY home inspection company in Atlanta that does home and mold with a certified mold sniffing dog, five years and counting. I agree that buyers shod be concerned about mold in vacate homes or homes that are being flipped, but there are two problems, 1) they might not be working with a realtor that wants them to know ( or everyone would doing mold test) 2) buyers don’t want to pay for the service.
Because of our certifications we do mold (visual) on EVERY inspection we do, no extra charge. We can also bring the K9 into the home for a small fee, we cam provide air or direct sampling for a small fee ( because we are already there).
SPECIAL news, we now have the active solution that remediation companies use (or should be using, call us to find out) to find active mold spores on wood that helps minimizes the use of sampling to detect active mold spores.

As is Atlanta Home Inspection
Atlanta foreclosure home inspection for our state investor uncovers large amounts of water damaged wood and a excessive amount of mold growth. The investor was curious of the condition of the house due to the low price the bank was offering and was pleasantly surprised with the amount of damage that was uncovered during inspection. the investor was going to forgo the inspection because of the price and also because the bank said the property will be sold “as is” and were not doing any repairs.

Fortunately there real estate agent demanded that they have the structure inspected to ensure there was no other issues beyond what was visible during the walk-through. Needless to say after the inspection the investor will be withdrawing is offering and demanding his earnest money back so that he could find another home.
Walton county home inspection
Bank owned home located north of the metro Atlanta area that was inspected for first time home buyers who wanted an assessment before closing. The overall condition was fair with some unusual room layouts inside. The one thing the certified home and mold inspector found was the situation under the home in the crawlspace. Did you ever wonder what happens when the dryer does NOT exhaust to the exterior of the home? Well this is what happens, the high moisture from the dryer vent caused the relative humidity to exceed inside levels and cause mold growth on the floor joist.

The lint from the dryer also makes it a breeding ground for certain insect to habitat and flourishes under the home. Because of the moisture issues this crawlspace will need to be remediated for mold. Luckily for the home buyers we were qualified to find and report this issue and that they can now re-negotiate with the bank because of the mold.
