			<content:encoded><![CDATA[<p>Atlanta foreclosure home inspection for our state investor uncovers large amounts of water damaged wood and a excessive amount of mold growth. The investor was curious of the condition of the house due to the low price the bank was offering and was pleasantly surprised with the amount of damage that was uncovered during inspection. the investor was going to forgo the inspection because of the price and also because the bank said the property will be sold &#8220;as is&#8221; and were not doing any repairs.</p>

<p>Fortunately there real estate agent demanded that they have the structure inspected to ensure there was no other issues beyond what was visible during the walk-through. Needless to say after the inspection the investor will be withdrawing is offering and demanding his earnest money back so that he could find another home.</p>

			<content:encoded><![CDATA[<p> Bank owned home located north of the metro Atlanta area that was inspected for first time home buyers who wanted an assessment before closing. The overall condition was fair with some unusual room layouts inside. The one thing the certified home and mold inspector found was the situation under the home in the crawlspace. Did you ever wonder what happens when the dryer does NOT exhaust to the exterior of the home? Well this is what happens, the high moisture from the dryer vent caused the relative humidity to exceed inside levels and cause mold growth on the floor joist. </p>

<p>The lint from the dryer also makes it a breeding ground for certain insect to habitat and flourishes under the home. Because of the moisture issues this crawlspace will need to be remediated for mold. Luckily for the home buyers we were qualified to find and report this issue and that they can now re-negotiate with the bank because of the mold.</p>

<p>  Conducts a home inspection on a remodeled foreclosure for first time home buyer in <a href="http://www.investigativehomeinspection.com/service-areas/hall-county-2/flowery-branch/" target="_blank">Flowery Branch</a> located in <a href="http://www.investigativehomeinspection.com/service-areas/hall-county-2/" target="_blank">Hall</a> county. The house looked great from the outside but it was the certified inspector’s job to look past the outer shell. Its reasons like this where NOT having an inspection to save money because the back says &#8220;as is&#8221; is why you MUST have an inspection done. Outside the fact the buyer knew he needed to new HVAC units because there were stolen, if was what they didn&#8217;t see that will cost more than the HVAC units. That was the failing foundation footing and he cracks in the foundation block wall.</p>
<p><img style="border:0;" src="http://www.cincopa.com/media-platform/api/thumb.aspx?fid=AIOAU3a9uAGP&size=large" />  It was visible from the outside but what was visible under the house was what concerned the inspector. A cracked foundation is a serious issue and must be addresses. The good news is that this can be fixed, but at what cost and who&#8217;s expense. Don&#8217;t be fooled by the banks telling you that what you see is what you’re getting and we will not make any repairs. If it&#8217;s too good to be true, than it is&#8230;.</p>

<p>Roof leak stopper found during home inspection for a ranch home in <a href="http://www.investigativehomeinspection.com/service-areas/hall-county-2/gainesville/" target="_blank">Gainesville</a>. The home owner is looking to serve up some rain water in the attic rather than fixing the leak. Not only does the leak damage the roof decking it can also damage the insulation below. One of the most common leaks found during our certified home inspection are cracks in the DWV plumbing boots.  </p>
<p>DWV boots need to be replaced every 10 years or so. The heat to the rubber gasket cracks during expansion caused by temperature changes. It is pimportant to have your roof inspected every 3-5 yeasrs for damage and possible leaks. </p>

<p>uncovered some serious issues in the infinshed basement. It was clear that the block foundation had some drainage issues over and over again. Some of the wood paneling showed signs of water daamge and rot and as usual, visible signs of mold. In this siuation, our mold dog was not needed due to the amount of visible growth on the walls, stairs and floor joist. The question was is the mold active or dorment (dead).</p>

<p>A clear plastic tube is being used to drain steaming hot water from a pressurized valve out of a water tank to the exterior of the house. This is just a few crazy things a certified Atlanta home inspector will find during the foreclosure inspection. Another and safe practice found was a missing flue pipe collar to connect the exhaust pipe to the water tank. Both items are seriously dangerous which could cause carbon monoxide or third-degree burns.</p>
<p>This is a fine example to why you&#8217;d want to hire a license or certified professional to make repairs versus a handyman with a sign sticking out on the lawn somewhere in a street corner.</p>
