Not only does the leak damage the roof decking it can also damage the insulation below. One of the most common leaks found during our certified home inspection are cracks in the DWV plumbing boots.  

DWV boots need to be replaced every 10 years or so. The heat to the rubber gasket cracks during expansion caused by temperature changes. It is pimportant to have your roof inspected every 3-5 yeasrs for damage and possible leaks.

uncovered some serious issues in the infinshed basement. It was clear that the block foundation had some drainage issues over and over again. Some of the wood paneling showed signs of water daamge and rot and as usual, visible signs of mold. In this siuation, our mold dog was not needed due to the amount of visible growth on the walls, stairs and floor joist. The question was is the mold active or dorment (dead).

Cumming home inspection

Bad septic tank

Clogged septic tank caused by tree roots found during an home inspection for a foreclosure client in Cumming which is located just 45 min north of Atlanta. It is crucial to have the septic checked and pumped when purchasing a home over 10 years old.

A clear plastic tube is being used to drain steaming hot water from a pressurized valve out of a water tank to the exterior of the house. Another and safe practice found was a missing flue pipe collar to connect the exhaust pipe to the water tank. Both items are seriously dangerous which could cause carbon monoxide or third-degree burns.

This is a fine example to why you’d want to hire a license or certified professional to make repairs versus a handyman with a sign sticking out on the lawn somewhere in a street corner.
